Coy came to coaching with one buyer and all of the pressure. He was trying to be in front of every scenario and carrying every conversation himself, and it showed. The work was one move: uncover the question, listen, and direct last. Flip the pyramid on its head.

“I realized, I’ve got to do something different.” He knew Kim and had confidence in her, so he made the call: “January 1st, I said I want to be your client.” Three months together set up the year. When he stopped carrying every conversation, the conversations relaxed and the business followed, and by September 1 he was at 83 percent of his annual goal with the habits still running: “she’s still a resource to me.”

Case study — buyer-only to full business

The fight she was bracing for hadn’t happened anywhere but in her own head.

Rachael came to coaching buyer-only and certain about it. Listings were too much trouble, and she’d built her whole business around avoiding them.

Then a condo nearly fell apart. It was five years older than listed, the HVAC was original, and Rachael called Kim in a spiral: she’d have to ask for a new furnace, and asking was going to kill the deal. Kim stopped her. “What belief are you telling yourself that isn’t at all true? Because you’re making up a story right now.”

So instead of opening a debate, she asked the listing agent one real question: what do you think your seller would do if I ask for the HVAC? The buyer got a new furnace. The deal came together. And as the way Rachael talked to people changed, the listings she swore off started arriving as a byproduct.
