Coy came in with one buyer and all of the pressure. He learned to uncover the question, listen, and direct last. When he stopped carrying every conversation, the conversations relaxed and the business followed. By September 1 he was at 83 percent of his annual goal, on pace to pass it.
One-on-one real estate coaching
Real estate coaching for the agent who knows the playbook and may still be stuck.
Kim Tomlinson is a real estate coach who is still in production. Her one-on-one real estate coaching is for the agent who says “I know what to do and I'm not doing it.” Motivational interviewing, practical systems and weekly accountability, applied to your own deals, database and conversations.

Two kinds of agents find their way here

The agent who's grinding
You're producing, somewhere between decent and good, and you've been at the same number long enough that it's starting to feel like a ceiling. You don't need a beginner's course. You need to find out what you're telling yourself at the exact moments the business stalls, and then build the daily discipline that stops the stall from repeating. We work on your real deals, your real database, your real conversations.
The agent who's winning but burning out
You're past the plateau conversation. The production is there, the reputation is there, and something about how the business runs your life still isn't right. No boundaries, no guardrails, clients accustomed to you handling things you shouldn't even be involved in. This work is quieter and more personal, and it's some of the most important coaching I do.

What it's like to work with me
We start with the truth
Your real numbers on the table, often starting from the 360 Agent Audit. Not a scare tactic, just the number, and an honest read on where the business is leaking.
We coach on live deals
The listing appointment on your calendar this week is the curriculum. You learn to ask, listen, and direct last by doing it where it counts, with a coach who is still in production and had her own listing appointment last week.
We build your systems
The pipeline whiteboard, the weekly scorecard, matchmaking the database you already have, and the one non-negotiable daily habit. James Clear said it best: you don't rise to the level of your goals, you fall to the level of your systems.
We stay in it
Weekly accountability, a tracker, a coach to report to, in person where geography allows. The follow-through is the coaching.
What that looks like in a real business
Marina ran a team that was weighing her down and couldn't see out of it. One question, "What would happen if you didn't have the anchor?", let her see the team for what it was. She rebuilt the business solo and grew to eleven listings.
Chrissy and Beth were top producers whose businesses ran their lives. The work wasn't more closings. It was boundaries, guardrails, and the same listening method turned inward.
Molly had tried other coaching but struggled to see the value. With Endeavour, she says her business tripled within seven months.
“That was the greatest investment in my business that I have made in the past 10 years.”

This is for you if
- You're experienced, and done watching the same number come back around
- You lead a team or work solo, and you want to grow without giving the business your whole life
- You're ready to look underneath the stall, not just reach for the next tactic
It's not for you if
- You're brand new, no clients yet. Start free in the Realtor Growth Skool, and find me when there are deals to work
- You're after a script to memorize. That isn't the work
- You want a cheerleader. I'm a diagnostician, and I'll ask the question you've been avoiding
Questions about one-on-one coaching
How is one-on-one coaching different from a coaching program?
A program teaches the same material to everyone in the room. One-on-one coaching starts with your business: your numbers, the listing appointment on your calendar this week, your database and the conversations you keep avoiding. If you'd like to learn the method in a small group first, the Endeavour Course runs live for twelve weeks, and the free Realtor Growth Skool community is open anytime.
What do we work on in a coaching session?
Whatever is live in your business that week: a listing appointment, a stalled deal, a client conversation you're putting off. I ask a lot of questions, we practice the conversation before you have it, and we finish on the one thing you'll do before we meet again. Between sessions you report to me on your weekly tracker.
Can we work together if you're not in Fort Collins?
Yes. I coach in person where geography allows and virtually everywhere else.
How do I know whether I need a coach or more training?
If you know what to do and you're not doing it, more training gives you information you already have. Coaching works on what happens at the moment the business stalls: what you tell yourself, and what you do next. If you're not sure which one you need, the free 360 Agent Audit shows you where to start.
